Who will I buy my home from?

You’ll purchase your home directly from Hidden Talents Homes.

What share of the property will I own?

You’ll buy a 75% share of your new home.
The remaining 25% will be owned by Broadland Housing Association.

Can I buy the remaining 25% later on?

Yes — after five years, you’ll have the option to purchase (“staircase”) the remaining 25% at the market value at that time.
This is completely optional — you’re not required to buy the remaining share.

Do I pay rent on the 25% I don’t own?

No — you won’t pay rent or ground rent on the 25% owned by Broadland Housing Association.

Can I sell my home before buying the remaining share?

Yes — you can sell your home at any time, based on the market value of your ownership share.
For example, if you own 75% and sell after three years, your sale will reflect 75% of the property’s market value.

Are the homes leasehold or freehold?

• Plots 23 & 24 – Apartments sold under a 999-year leasehold.

• Plots 25, 31 & 32 – Once you purchase the remaining 25%, these become freehold homes.

Are there any management charges?

Yes. Each property will have an annual management charge of approximately £500 (based on 2025 rates).

Do the homes have private gardens?

Yes — all properties except Plot 24 (first-floor apartment) include a private garden.

Is parking provided?

Yes — each shared ownership home includes one private parking space, with additional visitor parking available.
